Can anyone assist with this question? How does one consider the property taxes on a property that is to be subdivided? Current property taxes are 30K. But there is no information as to what the taxes will be for the facility once it is subdivided, nor is there any information on how large the parcel will be once subdivided. How would you run numbers for a deal like this? You can guesstimate, but it still feels a bit risky to me because that can make or break a deal. Any insight?

Any Storage-Ace-ers looking in southern Illinois? We’re referring out a small facility (3600 sqft) with room to either more than double in size or add a fair amount of parking. Looking for about a 10 cap and open to seller financing. Could be a great starter facility or expansion for an existing portfolio in the area.

Hi all! I'm Ron. Just a little over a year into my REI journey. I'm sure like most other investors, I started with residential properties (fix/flip) but got struck by the self storage investing bug in June of 2024. I was hooked since. So now I'm starting to move my way into this awesome commercial class. One question I have is actually for @Dave DeMink. In your "My Story..." module, you mention one of the things to start educating yourself is to read books on self storage. What books would you recommend?
