If you want to be sure that all parties who have a lien against your property have been properly notified by the county before the auction is held you are able to visit the county and view their SALES FILE and make copies. This file has documents showing their search of all liens and them notifying all lien holders of the anticipated sale. Today the association of where my property in PA is located told me that I owe over 5k in back HOA fees from the previous owner. She further stated that a judicial sale does not extinguish HOA fees. I contacted the tax claim dept. in Wayne County. The clerk was nice enough to look up the sales file for me. Normally you need to go do this so please don't start calling there asking them to do this for you. Anyway, she verified that the judicial sale does in fact extinguishe HOA fees, my HOA was notified prior to the auction and did not file a exception against the sale. She also emailed me the proof. I supplied the documents to the HOA who called me an hour later and apologized for giving me the incorrect information and stated they will send me something in writing stating that my HOA fees are current.
