New to group, Saying Hi to avoid the wrath of John "the Enforcer" B.
Hey everyone. I'm glad to be here (I'm part of another skool community by John already), and I've been meaning to do more regular emails to my list and now that I'm paying John the big bucks for his daily email habit program, there's a much higher likelihood of actually doing it. a bit of background. I've been in and around the real estate investing space for 20+ years and my most recent business offering is something I call "High Ticket Podcasting" where we help our real estate clients by 1. building them a podcast that appeals to their ideal investor to ... a. be a guest on, and b. tune in to. 2. doing lead gen for them, and getting them 3 or 6 ideal guest bookings every week. 3. helping the client get the guest booked into a discovery (sales) call and convert them into an investor. 4. taking care of all the editing/production/distribution and content creation for the show. I've also started working with a few people outside of real estate in the B2B business service/consulting/coaching/advising space. I currently host 2 podcasts myself: Property Profits Real Estate Podcast, as well as The High Ticket Success Show (which I've had John and a few people from his other group on as guests). What have you gotten good at in the last few months?
... and by "good" I don't mean "the best" or even "great." For example, over the past few months I've gotten good at networking. It's not like I'm some monster networker with incredible charm and millions of contacts. But I reach out to people, I get on calls, I join mixers, and I follow up. Results have followed. I've also gotten good at creating offer stacks. Meaning, creating logical and yet attractive offers, either by breaking things up or by adding in stuff in or both. Again, I'm not like I'm Travis Sago or Alex Hormozi. But compared to were I was, and compared to people I know, I've gotten good. What have you gotten good at? Take a moment. Write down an idea, or better yet 10. The reason is simple: What you're good at is stuff that has value, stuff that you can teach or do for others, stuff that people will pay for. (Curious fact for long-term Bejako readers: asking myself this exact question is how I ended up creating my Most Valuable Email program.) What are you automating in your business?
Much of what we create is the result of many unseen forces happening just beneath the surface. As a result of some recent automations, I now have more time to create. Two automations specifically are going to save me hours of manual data entry while making my AI 10x smarter. In short: My Notion workspace now "talks" to my marketing platforms in real-time. 1. Email Marketing Sync: - My email metrics now flow automatically into the Notion database where I write my drafts. - The Result: Notion AI can now analyze my content and its effectiveness instantly. No more manual data entry or copy-pasting to see what’s working. 2. Threads & UTM Tracking: - I’m now syncing UTM data directly to the specific Threads post that generated a new subscriber. - The Result: I can see exactly which posts drive a sign-ups. Notion AI can now analyze which content converts instead of just vanity metrics. Why this matters: It might sound technical, but it means I spend less time on spreadsheets and more time using AI-driven insights to create better content. And if you want to know WHYYYY I might be asking you this pointless question... I wrote an email once about how even entertainment gets boring after a while, if it's the same kind of entertainment. So baseball team owners introduced fireworks to juice audiences beyond just what the athletics could do... A Croatian pop singer (possibly) leaked a sex tape to get more interest and sympathy than her singing alone could do... And I'm taking a break from our ongoing sports-like teaching tournament to talk about music. Same for you. If you've been giving people interesting anecdotes, or analogies, or any other form of infotainment over and over in your emails, that's good... ... but you need throw in a changeup among all the fastballs. Such as for example, working in some pop culture, in the form of your favorite ridiculous, fun, or parody song. So list yours below, and then, for bonus points, work it into your email today.
