MFS Fitness Side Quest
So I am in seven or eight different group chat chats with members of this community at almost every single one of them people have brought up the need to get into shape. Which has inspired me to get into shape. Since I already know, this is a goal for a ton of you. I'm going to hold myself accountable on this thread. You are more than welcome to join me. My workout plan is to lift weight six days a week and get 10,000 steps every day. I am starting at this post on day 3.

Closed on another 12 units today!!! Started MFS 1 year ago with only one small single family house, bought my first 9 unit in March and now this latest acquisition brings the total to 22 doors (soon to be 23 once we finish adding a 10th unit to the 9 unit building). Thank you Christian for your mentorship and friendship. Could not have got here without this great MFS community!

@Tommy Mashburn I spent 3 or 4 months lurking in the back of the class and not presenting deals. Then I spent about 3 months presenting every week….first few weeks were super nervous and clumsy……but it got better as I did it more. I joined MFS Sept of 2024….by Jan of 2025 I had my first deal under contract and in Oct of 2025 I had my 2nd deal under contract. Now that I have been active in my local RE market ( speaking to brokers, agents, lenders, and owner meetings) I am getting people approaching me with offers. I have 2 offers infront of me at the moment….An agent I spoke to a year ago called with a seller financed 5 unit near the beach in LA that cash flows….nothing in LA cash flows!!!! And the second deal is from a broker I had lunch with back in 2024 who is brokering a high net worth couple who are dividing their assets in divorce court. The seller said he will take less than market price because he does not want his ex to get more money. They have to sell 150 units….Ill take 150 off market units at a discount!!!! The lesson here is to just get in the market and start interacting with people who are players in the market….deals will come to you if youre a good person to deal with. Nobody is good on their first attempt….get the reps in and as you get better you will have deals coming to you.

@Bill Abraham Yes thats where I see a lot of mentees get stuck….grind through the uncomfortable part. Most people stop reaching for a goal the minute the going gets uncomfortable. Dont let that stop you. The Tuesday calls are the perfect “Safe Space” to work out what to do and say when working on a deal. If you fail we are all there to provide a soft landing and help you figure out what will work better next time. This is a great environment to learn and there is phenomenal support once you do find a deal and you want to jump on it!

Just 5 weeks after closing our first 42-unit, we’re now under contract on a 56-unit property in Corpus Christi, TX. This journey has come with its challenges — moments of doubt, long nights, and tough lessons. But we stayed consistent, kept believing, and kept moving. The progress is proof: momentum builds when you keep showing up. To everyone in the game: don’t stop grinding. Your time is coming.
