Yes exactly correct Elgin! Use the info to move forward and get the deal under contract then verify the info is correct during due diligence.

Garrison strikes again! And it's a big one! Garrison Joined MFS about a year ago with the goal of doing bigger deals. (He had a fantastic residential portfolio of about 16 units) he recently closed a 24 unit and this 78 with put him over 100 units acquired on the year!

Closed on a beautiful 28 unit in Louisville, Ky a few weeks ago. Thanks @Christian Osgood for the guidance. The property is in great condition, but was poorly managed. I've put together a 3 year plan to get it performing optionally and we're off to a good start. 50 work orders in the first 2 weeks, fixing what the old owner wouldn't and making our new tenants happy.

Closed! — 188 Units in Arlington, TX
Excited to share that Flintridge Apartments, a 188-unit multifamily community in Arlington, Texas, has officially closed. This one took a real team effort to get across the finish line. Toward the end, there were a lot of normal closing items being worked through, including seller-side city items, lender requirements, insurance updates, closing amendments, updated vacancy and delinquency information, and pre-closing walks to verify unit condition before takeover. A big thank you to our investors for their trust and partnership. We do not take that lightly. Thank you as well to our partners, lenders, brokers, attorneys, property management team, vendors, and everyone else who helped move this forward. There are always a lot of people behind the scenes on a transaction like this, and we’re grateful for each person who played a part. Now the focus shifts from closing the deal to operating the asset well. That means supporting the onsite team, serving residents, improving leasing, staying disciplined with the business plan, and being good stewards of the property and the capital entrusted to us. Grateful for the team, grateful for our investors, and looking forward to the work ahead.

Hi all! Fresh join here working through the book and familiarizing myself with the CRM today for MFS! Christian reached out to me in 2024 and of course - I waited, to which he said this sentence: "The only thing I can guarantee about starting is delaying it will only bring regret" Indeed it did! I nuked all my 30k in savings I worked very hard to build up for years over the last 7 months cause I was ineligible for unemployment and could not find work despite being in tech in a tech city and having high praise and a good resume. I applied to whole foods and hope I get a simple role there like in college. The job market sucks out there folks! Trust me, I'm elbows deep in job hunting circles and nationwide it's horrendous. Economic depression here we come! I cannot stress this enough: I have no money. My wife is holding down our household with her salary and I feel like a bit of a failure of a man. We went from two cushy tech jobs to fighting to keep a single shared car household afloat month to month with some small family borrowing. This has to work, I am now completely and utterly committed. If I could just get $2500 a month net within the next 6 months - it would be life changing right about now. Immediate goal: $2500/mo net cash flow into my pocket within within 6 months (by Christmas...ideally a hell of a lot sooner) Slight stretch goal: The same as above but $4-5k to feel like I still have somewhat of a "salary". 1st Long term goal: $10k/mo net cash flow within 2 years (again, ideally sooner). If anyone in the Pittsburgh area (or anyone that knows anyone here) would be willing to share a friendly coffee/beer/lunch to chat I've got local connections, a couple friends that do real estate multifamily and flips, a hell of a professional network in tech, and probably fairly easy access to some capital. Did I mention I'm willing to go total full time on this and be boots on the ground and learn? I'm very coachable.
