How do you source leads?
Hey everyone, super excited to be here. Wanted to jump in with something that's been on my mind, how are you all sourcing your leads? I know there are services to purchase leads but that can get a bit costly, anybody had luck with other approaches? I've had some friends mention doing your own lead sourcing from public records or web scraping but im still learning and didnt know how successful that may be. Curious if anyone else has had any luck with these alternative approaches. Any insight or feedback of your experiences would be much appreciated and I hope you're all having a great day for now!

ive seen people get deals from purchased leads, public records, direct outreach, referrals, n their own lists. honestly, the source matters less than what happens after the lead comes in. a lot of people spend months chasing the perfect list when the real issue is follow up n consistency. id focus on one lead source, get good at working it, then expand from there. The shiny stuff
I see all kinds of companies promoting their shiny new tools. Are they really that important? The average agent does 3-5 deals per year. Do you really need more shiny stuff or just more human interaction!

i think most people need more conversations, not more tools. the shiny stuff can help once u already have a process working, but no CRM, AI tool, or automation is gonna replace consistent follow up n relationship building. tools should support the business, not become the business. one thing i wish i knew earlier is that consistency beats knowing everything. a lot of people get stuck learning when they should be having conversations, making offers, n getting reps in. also, dont chase every strategy. pick one path, stay with it long enough to learn what actually works, then build systems around it. what part of real estate are u leanin toward rn? wholesaling, rentals, flips, or somethin else?
