Is that you can rezone them (into either mixed use, rv, or residential) and change up the look however you want with different style homes.
Where to Hire a Trailer Park Manager?
My park manager has given up. She did try. We were both learning together. She gave me her notice last week. So now I am in search of an experienced trailer park manager that would help me run and transform my trailer park into a tiny home park in Emmetsburg, Iowa. Tenant owned. It has currently 10 lots - 3 empty (grass), 1 vacant (condemned) trailer, and Bob is free because he takes care of lawn and snow. Located in city limits. Town has a casino and a community college. Right now working on evicting a non paying tenant.. have yet to go find time to hire a service to post the eviction notice. Park manager duties: • Making/responding to calls and emails with the City of Emmetsburg, water dept, electric dept, surveyor, plumbers & electricians, tiny house companies, trailer transporters, demolition crews, contractors, etc. • Handling tenants calls/emails and their rents while reminding me to pay property taxes (I forgot to pay Spring- so now I gotta pay whoever the fee plus taxes) • Advertising lots for rent via Facebook and websites, updating/maintaining the trailer park website • Handle eviction notices (including finding a legal process server or sheriff - with approval- to serve papers) • Researching tenant and landlord laws, park rules and regulations with the city (what can and can't I do when improving the property) • Help me keep sane through the process • Must have ambition to want this park being the best and first tiny home park in Iowa • A plus if manager had always wanted to do tiny homes • Option to relocate and live on property for free if manager has a proven track record *PS! There is room for growth at this park. Looking into expanding/acquiring land adjacent to park.
City Trying to Tack Renter's Water Bill on Me
How would you guys handle this situation? I sent an email back to the city when they first talked to me on phone last week Monday. Here is that email: Dear Lisa, I am writing to clarify the water service responsibilities concerning Lot #13 in my Emmetsburg trailer park, currently occupied by Ashley and Eddie Millican. To be clear, the water account for this lot is in the tenant’s name and billed directly by the City of Emmetsburg. As the landlord, I do not hold the account and have no legal authority to disconnect water service or enforce nonpayment on behalf of the city. Each trailer has an individual shutoff valve under the unit, but these serve as access points — not permission for me to act in place of the City. Furthermore, I am not responsible for sourcing or sending out a plumber to shut off or repair anything related to a delinquent, city-billed account. Any enforcement or technical issues related to the city’s water system should be handled by the appropriate municipal departments directly with the account holder. Please direct all further service or billing concerns to the responsible tenant. I appreciate your understanding and ask that my role be respected within the legal boundaries of property ownership versus municipal utility governance. Sincerely, Megan Wuebker
