2 Unit in Thorold - Close to Brock University
I have a client selling an investment property in Thorold, the location is excellent, minutes to Brock University and on the NRT line. 3 Bedroom 1 Bathroom upper unit and 3 Bedroom 1 Bathroom lower unit. Monthly Cash flow is $475 month with the basement unit is filled at market rents, upper unit tenant is paying $2150 + hydro and is great tenant. It is an unregistered two unit, meaning the city views it as a single family home and just need to go through the process to register the basement suite, however most everything is in place (interconnected smoke detectors in units, smoke detector on furnace, two points of egress in basement, just to name a few). It also have separate hydro meters and both units are in great condition, renovated within the last 5 years with many new updates in last 2 years while. my client has owned it including new roof. Couples planning
Hi interested in how those who are married or in common law partnerships have their investment properties organized. -Are all properties in both peoples names? -set up as a corporation? -other? -Do you split up responsibilities? -how on board was/is your partner? Thanks!

Hey Keith, In my experience and from my perspective it depends on how many properties you plan on owning whether you create a corp or invest in your personal name.. If you only plan on having 1 or 2 properties less than $1.5M a corporation is not necessary (IMO), as there are extra costs for setting up and maintaining a corporation. But if you plan on owning more and for higher values that you would like to pass down to children in the future, setting up a corporation is smart and I personally do it this way. I would recommend you speak to your accountant. We have a simple 2-3 page co-ownership agreement and it outlines the major tasks, who will do them, how we make decisions, who does bookkeeping, tax prep work, if we need to investment money, exit strategy process. As far as splitting the responsibilities, I firmly believe everyone should just work in their strengths and do the tasks they like and have skills/talents in, otherwise people will be unhappy. Hire people to do the important work like accounting and tax prep. My two cents.
