Realtors—if you’re skilled enough to get a cold prospect to ask: “So, what do you do different?” That’s a win...But chances are, you’re blowing the sale with your response. Here’s what most agents do: They start pitching. “Well John, I work with eXp… we’re a top brokerage.I’ve got a 99% list-to-sale ratio, professional marketing, drone shots, staging…” ❌ That’s not what they asked. ❌ That’s not how trust is built. They didn’t want a resume. They wanted to feel heard. Here’s how you answer without answering: “Look John, I appreciate that you’re even open-minded to exploring this conversation. I guess just so we’re on the same page. From what I’ve gathered so far, your top priority is selling this property for the most amount of money, right?” John: “Yeah, that’s right.” Then you follow with: “So let me ask you—if you were to even go down the route of hiring an agent,what would be two critical things you’d need to see from that agent to even consider hiring them?” 💥 Now you’re in control. 💥 Now he’s pitching to you. 💥 Now you set the appointment—and deliver exactly what he asked for. 📈 Pros don’t answer. But I’d love to pencil in a quick in-person meeting so we can walk through everything—from A to Z. That way, as we go into the end of the year, we can figure out whether making the move now—or next year—is best for you and your family. Are you better Tuesday or Wednesday?” ✅ Simple. ✅ Clear. ✅ No pressure. Just presence. Now you walk in like a pro: - With every question answered - With comps, data, and a clear framework - With a plan—whether they move now or later Here’s the close: “Jackie, if we decide selling now makes sense, we’ll lay out the plan and take action. Why You’re Losing Cold Calls Without Realizing It (What To Do Instead)
Team—let’s talk about one of the biggest mistakes agents make when cold calling FSBOs or expireds: You ask a solid question. Maybe you drop a clean negative frame. But the prospect still says no… And then what do you do? You either: 1. Repeat the same question, hoping they’ll change their mind. 2. Start talking again—too fast—trying to reframe it and chase the yes. 🚨 Both are the wrong move. Why? Because you’re not giving their brain time to process. When you talk too quickly, they default to autopilot: “Nah, I’m good.” “We’re not interested.” “We’re going to do it ourselves.” Here’s how you fix it: Let’s say you ask: “John, if I offered you a second opinion and you felt like it could actually net you more money…You wouldn’t want to take a quick look at that, right?” That’s a clean negative reframe. But John still says, “No, I’m good.” Here’s what you do: ❌ Don’t jump in. ❌ Don’t repeat. ✅ Pause. For 3… 4… even 5 seconds. Make it just awkward enough that John starts wondering: “Hello… you there?” Then say: “Yeah, John… you know, I’m just trying to wrap my thoughts around it.Earlier in the call, it sounded like you were really committed to netting the most money. So just to be clear—if I did present a second opinion that genuinely helped you walk away with more…You’re saying you wouldn’t even want to have that conversation?” Now he’s listening. Now he’s engaged. You’ve disrupted the pattern. 💡 Remember: Silence creates space. Space creates clarity.
