Volume Negates Luck
Hey guys, I wanted to share something that was sort of mind blowing, but at the same time, can really be that simple. What I mean is: more input = more output. The last few months, I've been capped out around 5 contracts per month. Which I can't say I'm mad about, but wanted to push it and see if I can start increasing that number. Since I've been tracking my KPIs, I know that I've been hovering around 35-40 offers per month to leads I speak with. That is yielding on average 4-5 contracts a month. So to push it, I decided, what if I just increase the amount of calls I make to leads, and make more offers (Keeping the marketing spend the same). Long behold, in the month of June I made 74 offers which yielded 9 contracts. More Input = More Output. Sometimes it really is that simple. Just thought I'd share this because it's one of those things we all know, but it doesn't really click until you experience it for yourself. At least, that's how it was for me.

I'm going to run a workshop. But not the kind where I show up and talk at you for an hour. I'm talking 3+ hours, one problem, we don't stop until it's solved. The thing is, I don't want to guess what that problem is. I want you to tell me. I'm not a mind reader, but I do know the Land Business. What's the one thing standing between you and your next deal? Be specific. The actual wall. The thing most people won't say out loud. Maybe you're brand new and don't know where to start. Maybe you've been at this a while and something specific keeps breaking down. Whatever it is, just say it plainly. The problem that shows up most in the comments wins. That's what the workshop is built around. And whoever submitted it gets 30 minutes with me after. One on one. No pitch, just us working through your specific situation. Drop it in the comments. Acquisitions is easy with the DC in our tool belt, but we’re having trouble with dispo now. A dispo masterclass would be nice. I feel like my listings are putting up LeBron numbers with views/saves, but I’m still not getting offers. That or maybe a seller finance masterclass would be nice!
