ever wonder how u can stop a buyer from contacting the seller directly with a better offer and cutting u out the deal? The way u prevent this is by adding a non-circumvention clause in your assignment of contract- this will make it to where the buyer cannot steal the deal from you

Calls made: 2439 Calls answered: 126 # Of real conversations: 1 (2nd to last call on the list!! 🤣) # Of offers: 1 # Of Follow ups: 3 Boy today was hilarious. People wanting double the Zillow price or. 3 million or 5 million and i asked them, " Where should I write to check to?" only for them to tell me to fuck off haha. Proud cause I want/needed to finish the list i started on Thursday today, and my 2nd to last call was a good conversation. Hes looking to sell 2 houses. I lowballed the shit out of him on the first house even though he fixed it up, said we gotta do better but theres another house hes looking to sell where he can be loose on the price. Going to crunch the numbers and actually begin to build a buyers list. Any Buyers in the Buffalo, NY area?

Most people only see the contract count. They don’t see why it hits different. Every assignable agreement… Every due diligence clause… Every “professional structure” convo with a realtor… That’s years of learning how not to get burned.
