If buying a building currently being used as an office, do I have to wait until its been empty for 3 months before submitting the PD application? Any advice which could enable the PD application to be submitted before it's empty during the purchase process?

I’ve identified several town centre office buildings with strong potential for residential conversion. However, a recurring issue is the lack of suitable space for bin storage, as most of these buildings have no external land beyond the building footprint. Has anyone encountered and resolved this challenge—perhaps through a solution such as off-site or communal refuse storage and collection? I'd be very interested to hear about any approved workarounds or planning precedents. Thanks

Hi All, I am looking for a planning professional to help with a pre-planning submission. Could anyone recommend one? Mark Stokes mentions, in his planning video, a company he uses which operates nationally, can anyone advise which company that is? The site is in the Lake District. I'm looking develop a long term working relationship with a good planning professional for properties potentially nationwide. So it they don't have to be based in or near the lake district. I look forward to meeting and talking to people at the boot camp in July.
