suggestions on dealing with a seller who wants to avoid capital gains tax but does not want to seller finance or 1031?

We use ESS - is there a way to save payments for those tenants that login to their account every month to process payment. We'd like to have some leverage against them for if and when they move out - to ensure they leave it in a clean state. Any suggestions? We could make it a requirement to have a payment saved on file. Likely would need to change our storage agreement.
