I asked three years of p&L and questioned why there wasnt any utilities, marketing, internet phone expenses, etc? However the broker didnt send me what I asked, instead he litterly told me, use number xx for income, use xx for expenses, and vacancy is xx. P&L was same for past three years. If i want to submit offer then contact him. I may do a back of the napkin underwriting, however how can I get a loan based on such a limit information?!

When I analyze storage markets, the first thing I look at is the crime rate in that area. For a long time, if I saw the crime rate was higher than the national average, I automatically passed on the deal. Out of curiosity, I checked the crime rate in my own city today—and I was shocked to see it’s actually higher than both the state and national averages. Maybe I have lived in the bubble! I guess from now on, any market with a crime rate lower than 62 is going to look good to me!

Does anyone know if this model still work or dead due to the new SBA regulations earlier this year?

So I've been doing some research and asking banks about loans. I guess Facebook really does listen in because now I got these 0 document loans for 250k dollars with no credit pull and no questionsasked ads popping up. Are their really loans like this or these a scam? Kind of enticing in my situation but also don't wanna be burned.
