Last month was really good; I worked with new brokerage firms and title companies. I also had a lot of clients who contacted me directly to check my availability. I learned about new documents, handled several cash deals and settlement statements... And thank God, about four brokerage firms are now calling me directly to assign me work... Thank God, every day I learn something new, and being here has allowed me to apply what I’ve learned correctly and without mistakes

@Melina Fuenmayor I’ve been an NSA since June of last year. I studied with Henriete Gutierrez, then took the intermediate course with you. In that course, I learned everything I needed to get started, and things went really well for me from June through December of last year. This year I already have all the equipment in my car; my husband built me a great mobile office. I have a duplex printer, a scanner, and a small desk on the passenger seat—I’ll send you a little video later. This year I’ve decided to take it to the next level; I’m taking the advanced course with you and getting certified with Mark Will... I’M NOT THE BEST, BUT I WANT TO BE AMONG THE BEST This is a really good business

Before printing, make sure that all the information in the documents matches the order details. Do this before printing.
A situation that happens more often than you think 👇
Client deletes docs and uploads a new set… ❌ Doesn’t notify anyone Notary downloads the original set, completes the signing… ❌ Never sees the updated documents Signing service also doesn’t catch the update… ❌ No one flags the change Now the question is: Who’s responsible here? 👀 👉 The client for not notifying? 👉 The notary for not double-checking before the appointment? 👉 The signing service for not catching the update? 👉 Or all of the above? This is one of those gray areas where communication (or lack of it) can cause real problems. Quick reminder: Before heading to a signing, it’s always a good habit to do a last-minute check for any updates or new documents. It can save you from a big headache later. 👉 What do YOU think? I understand that initially there wasn’t a clear line of communication but based on an experience I had that was just like the one Melina describes, I always check an hour or two beforehand—if the assignment was given to me days in advance—to avoid wasting time, my supplies, and gas. Now, if the assignment is given on the same day, changes are made on the same day, and we aren’t notified even hours in advance, the client is entirely to blame, since the signing agency follows the client’s instructions.

My job and responsibility is to verify that all the order information is correct before printing, and if it is not correct, it is my duty to report it so that the error can be corrected...
Let me share a quick real situation that happened recently 👇
A notary completed a signing for a Warranty Deed, everything seemed fine. The documents were signed, notarized, and sent back without any issues… or so it seemed. A few days later, the document was rejected. The reason? The notary seal was missing the notary’s name. That one detail, something easy to overlook, meant the entire document couldn’t be accepted. The signing had to be corrected, causing delays for the client and extra work for everyone involved. Situations like this are a reminder that in this industry, it’s often the smallest details that make the biggest difference. Before completing any signing, take a moment to double check your stamp and ensure it meets all state requirements. 👉 In your state, is the notary’s name required on the seal? 👉 Have you ever seen a document rejected for something small like this? A stamp that does not include the notary's name is simply invalid; the name and commission number are essential for notarization. It is essential to verify that the stamp has enough ink to leave a clear impression when applied... In my state, the notary's name must appear on the stamp... Attention to detail is what makes the difference
