Would the other lot in front possibly give an easement? And then check with county codes if it could work.

@Juan Restrepo if you could put a driveway right at that point then it wouldn’t take up much of their land.
Warranty
Does any of the manufactured home warranties transfer to new owner? The last one I did didn’t and I’m doing a 2-10 home warranty but would love to use a manufacturer that has a transferable warranty even if I have to pay for it.

@Sean Ade thanks! Yeah I used Cavco this last time and their warranty doesn’t transfer at all. I would love to find a manufacturer for the next one that does. Even 6-8 months is better than nothing. And even continue doing the added home warranty from a company like 2-10.
Another CO in the books!
Completed my build in Oxford NC today! This was my first time using a drywall finished home and I'm really excited to see how the market responds to this. We came in a little over budget because of some issues with our well (we expected to hit water at 250 ft, didn't actually get there until close to 500 ft!) and had a few other hiccups along the way, but we made it! We still need to finish the gravel walkway from the driveway to the front steps, as well as a 12x15 patio off the back steps (we chose not to do a deck on this one), and then staging and pictures, which should all be done by early next week! More info to come on total expenses but looking close to 230k all in and targeting a 290K exit. This is a 1600 sq ft, drywall finished home sitting on over 4 acres in a really nice, quiet neighborhood in Oxford. Less than a month ago, a 1600 sq ft, entry level wall-board home built in 2021 sold for $275k on 3 acres, so I feel good about where we are positioned! But lets see what the market says!

Honest Company for Land Clearing
I started work on my project in Waynesboro, GA. This is about a 3 hour drive from Lumberton, NC. I wanted about 1/2 acre of land cleared of trees and a pad for a 28 by 48 manufactured home. Here is a picture of my request. The property had already been mulched to help sell, so there were still some trees and the stumps had to be removed. I had two separate companies give me bid. Both quoted five days of work, 8 hours per day, for two men. Each bid was about $9300 to $10,500. I spoke with a local company, Crosby Land Clearing and Septic. Chris is licensed to place septic systems in GA. He and his cousin completed the job in 2 1/2 days and charged me $5500. I have told him that I would share his information to our group. If he comes to NC for jobs, he would need to be reimbursed for travel, lodging, etc. However, this is an honest guy. ccrosby820@gmail.com, telephone number 706-871-2596.

Soil and erosion/wholesaler
Has anyone dealt with soil and erosion plans?! I’m looking at a lot that seemed pretty perfect until the code office told me I would have to get these plans done since it’s close to the lake. And does anyone know a wholesaler in northeast Ga?!? I’m between Lake Hartwell, Lake Russell, Athens and would prefer to stay around this area for now.

@Sean Ade thanks that is helpful! Although the lady at the code office said the whoever did the plans that it also has to be submitted to the state of Georgia and that typically takes a couple months.

@Sean Ade I’m waiting on a call back.. the lot only needs minimal clearing and it fairly level. I went and walked it yesterday and was sold on it until she mentioned the soil and erosion. It also has water and electric available already so I would only need to do a septic.
