I’m to the point when I get paid soon I might just purchase Xleads. Government leads has always been hard for me to locate or navigate. I’ve tried Zillow and Facebook Marketplace. At least when I purchase Xleads I’ll have a better chance. I’ve had so many ups and downs with wholesaling over the past two years and got no where and I’ve wasted time and energy. Maybe it’s time to put some money down. I’m a single mom and I have two kids two and under. So sometimes it can be hard to do so much searching. I’m thinking this could be the best thing for me to elevate wholesaling for me. I just want to become successful in wholesaling and give my kids a better life. Any advice or opinions I’m all ears.

Yes and I have used Go High Level which is what XLeads is built on. For 8 months now. There is a learning curve once you figure out what you want to do and how to do it X leads makes it a lot easier to accomplish your task and your goals.

Buying warm leads vs cold calling
I have asked this before but I wanted to get some other opinions. Is the effort required for getting through a couple hundred cold calls going to bring in as much business as paying for warm leads? I've been buying warm leads lately and I talk to about 60% of the people that indicate that they want to be contacted. (I get refunds for the ones I don't get through to.) These leads are anywhere in the US, are often rural or very small towns and are often low value properties even as turnkey. There are some rough diamonds as well, though. I get quite a few contracts sent out, not all come back signed, but a few do. It seems WAY more successful and efficient than cold calling. I know there are services available to filter the calls for me but is this more or less cost effective than simply buying warm leads? I manage about 1 contract sent out for every 5-7 calls and signed contracts for maybe every 8-12. I haven't been doing this for long, I haven't closed yet, still waiting for the due diligence period - inspections and such. Has someone done the math to determine which strategy is most cost effective?

@Felix Ojo I am starting to do Gvt list code violations . I want to focus on that for bit and see what happens. I have tried Tax delinquent and driving for dollars, but never really put a focus on any particular one. I’ve just been trying too many things and I think it’s time to just pick something and stick with it for a while..

Hey ya'll! I just sent out my first offer! I am excited. I hope I did not bomb it! If there is a cash buyer who said they would be interested in working with me, should I show him this property before I get a contract, or just wait to see if I get a contract?
