New Scam targeting landlords
I don't know if this is common knowledge, but for me it is new. I see a scam hitting me up for placing traveling nurses in my homes. They have the same strategy. Get you texting and then they send you a link to https://microsoftinsta.com. This is some sort of scam I don't want any part of. :) Happy investing! Jarrod

Potential best performer
Man - I have been looking and couldn't find much for my Buy Box in the last 5 mo. Then today I found the ugly duckling that is perfect. It is in Chandler and listed @ $475k. It needs work, the pictures are horrible and does not look good to retail buyers. I am drafting up an offer for $445k with $15k concessions. I am not going to aggressive because the house is worth more due to its location, lot size and sq ft. I can't get it up and running before the end of the year for tax purposes realistically, so not going to rush it. I think it will be on market for a while. Always, the way. Finding a good one at the wrong time, but if I get it I will be stoked. $90k down and easily $35k in reno but my numbers say it has the potential to be my best performer yet.

I am so excited. Dec will be my best month ever with 4 houses! Just in time for Christmas. 6 of 8 filled in the new house I am running myself. 23 of 24 filled in the Padsplit houses!

@Dennis Carr I knew running it myself would take time, but the 6 of 8 took 3 months. I do realize the holidays are not a good time to test this out! :) LOL The next one I will try and market anytime but this time of year. :)
