Colorado. Used to pay %15 gross monthly rent. Now, flat $500 monthly.
Police
I am pretty open about the good and the bad. Well here is the bad. In 3 years of doing this I have never had any involvement with the police. This week I had 2 separate calls with them for 2 different houses. The first one was is a Padsplit house. I asked a member to move out due to many complaints. He immediately started cranking his music and leaving his door open to piss of most of the house. 3 people called me about it. I tried contacting him several ways and had no choice but to do something as the members were saying they were going to have to find a room for the night. I called the police and they told me he was intoxicated and almost got himself arrested due to his mouth. The office told me he told the member if he had to come back again it wouldn't go well for him. He has been quiet for 3 days now as he looks for another place, but did take the time to rate other members poorly in the padsplit app. The second was a member in my non Padsplit house calling the police. I have 6 people in the Gilbert house and for the most part everyone gets along and does well. I just added this person 2 weeks ago and already he has pissed off half the house and last night called the police on another member because he says the guy yelled at him. Fun times, but these investments are still well worth the extra hassle IMO.

I've heard about "Forewarn" website/app which may give more info on their payments history etc. It might be worth looking into.

@Jarrod Ochsenbein, the main issue I've heard about WiFi model is being more power hungry than Bluetooth which is used with the other locks with gateway leading to much shorter battery life. How long do battery life of your current locks with gateway last?
Deposits & late fees
Quick question: How are you coming up with security deposit prices for your units ? are you charging a certain percentage ? half of the rent ? or same as 1 month rent ? Also, what about late fee ?

@Delonta McClain I believe half a month will be more advantageous in eyes of renter or makes your rooms more competitive. Depending on the tenant pool, 1 month will do more harm than good given the small amount of repair you might incur upon move out.

One positive thing is preventing tenants from fiddling with cameras wiring especially mounted to a ceiling light socket out of reach :).

@Tiffany Agee This is very interesting especially advertised as required just 1 hour of sunlight. Curious to see how long it actually lasts in practice!
