Hello @everyone, I'm reaching out for opinions & thoughts (trying not to make any unnecessary/careless mistakes). Looking to purchase my next property soon but, I still have work to do in the basement (about $2500-$3500). I have reserves and access to a HELOC as well as a small savings. I want to start doing better in terms of systems & making better choices, where should I spend the money from to finish the basement and get it ready for rent ??? hey @Delonta McClain - what are your more immediate goals with the future property and / or the basement renovation? Is the basement work for an existing property or new one, and would the $3.5k (or less) lead to more income and / or significantly reduced costs? Bearing in mind that it is getting into winter, perhaps working backwards from when you want property to be available for rent is the best to do, and focus on work that is going to increase rent (curb appeal or facilities) to get tenants versus things that are nice to haves, or can be added at a later time. Your tenants (or potential tenants) can give you feedback on what they want that is missing or needs fixing too

@Delonta McClain keep us posted! Being prudent is not a bad move, given you have the added cash flow that can come from your basement overhaul
TurboTenant et al - do they have pre-made tenancy agreements for rent-by-room arrangements?
Hey folks, I’m making offers for my next rent-by-room place, and want to start weaning myself off PadSplit and give a greater cut of the action to my PM as they do a great job. Does TurboTenant or similar offer pre-made rental agreements for rent-by-room properties, specifically for Texas? I want to move to a month-to-month model with payments every 1-2 weeks, as I think that this payment model from PadSplit is actually a good idea. I will set up the month-to-month model to provide incentive for longer stays, with the longer the duration, the greater the rebate (so I can keep the rent amount higher). Any insight and help is greatly appreciated here! James

I swear by Blink cameras (Amazon-owned, cheaper sibling of Ring) and have loads of the cameras that I use across my properties. Floodlight cameras for exterior work great, and I have a few hardwired in for reliability. What problem do you want this light / camera solution to solve that mounting a small wireless camera can’t?
