Home finally listed
Our 4th furnished home in Edmond is finally listed, 4 months after we leased it. 😂 Cool story behind this one. We closed on the home in late May. @Shayler and Dominique McCarthy immediately went to work designing and furnishing the home. Had it complete in 7 days! and ready for a June 15 move in. But here's the crazy part: We leased the home for 5 months, with a possible extension, before I ever had real photos and before the property was listed on any platform. Here's what I did. I already had three furnished homes in Edmond. I listed those properties as available June 15. As leads came in, I'd explain that the home they were asking about was leased, but I had a brand new even more beautiful home coming.... that was going to be even nicer. Dominique had created AI renderings of what the new home would look like once it was furnished, so that's what I sent prospects. That was enough to secure the lease. The tenant moved in June 15, and I'm barely getting around to officially listing the property now. 😂 The biggest lesson was this: Once you build a portfolio in one market, you're no longer marketing individual houses. You're marketing your inventory. Every lead or inquiry on one home can become a tenant for another home. We now have 4 furnished homes in Edmond, all relatively close to each other, and that's exactly how I plan to continue building the portfolio. Homework: Introduction & House Links
Hello everyone! As part of this module's homework for the Blueprint course, we're introducing ourselves and sharing our property links. We're Juan and Inge Rodríguez. We are hosting a short term rental on Airbnb in West Nashville and a travel nursing house there as well, and have had great guest experiences and reviews, but we found that the constant guest communication and quick turnovers don't fit well with this season of life because we have a young family, and our little ones keep us happily busy! We're excited to be here because we want to learn more about the insurance housing (ALE) and mid-term rental model. We're drawn to the opportunity to provide comfortable housing for families who truly need it while building a sustainable business. If anyone has experience with insurance housing, we'd love to hear what has worked well for you, any lessons you've learned, or any advice you wish you had received when you were getting started.
