Quick Update - Lease matcher
Quick update, Key Hosting Company, the first lease matcher that signed the lease just extended for another 2 months. So far, it’s been a good experience. They communicate well, and every time they send an email, several people from their team are included, including Grant Park, the owner. Gives me the impression that the experience and building relationships with homeowners is important to them. All 4 of our homes have been leased since June, and I haven’t really heard from the tenants. Everything is running smoothly, I’m starting to feel bored and lonely over here LOL 😂 Definitely a good problem to have.
New to iMTR and starting
Hello, I have a opportunity to rent a 5 to 6 bedroom including the office and it has a basement here in the Las Vegas area and it has a swimming pool and the lady is going to be out of the country for five years and looking To Rent. I have a call with her in 45 minutes and I was wondering is the Centennial area which is right outside of Las Vegas a good area to do I MTr ** and with this property be a good property. The home is in great condition fairly new. It does have some furniture couches table, but it’s not a lot of homely items in it yet to make it feel cozy which I can do that part. please advise the next steps and I have completed the Blueprint, but I’m not really clear on the next step since this is my first unit. And also, I really would like to know would this be a good area? It does have some hospitals nearby too.

Honestly, it’s way too difficult for anyone here to tell you if this is a good MTR based on the house and the area. You really have to spend the time analyzing your market, how many furnished rentals are available, what they’re renting for, how long they sit, who the renters are, nearby hospitals/employers, seasonality, etc. A beautiful 5 or 6 bedroom house with a pool sounds amazing, but that doesn’t automatically make it a good MTR or iMTR. The numbers and supply / demand also have to make sense. Don’t rush into a lease because the property looks like a good opportunity. Do the homework on the market first. You got this 🙌🏻
I FINALLY HAVE A BIG WIN!
I am finally happy to share that my home has its first guests! Although it is not an IMTR, it is an Airbnb booking for 1.5 months with workers building an Apple Store. This truly has been a labor of love getting my home ready (I have lived in it for 37 years)!
