What would you do?
Vetted Home Group,....Curious what you would do? I received this inquiry today and wanted to get everyone's thoughts. Prospective Tenant: Married couple relocating from Fort Worth to Oklahoma City Wife is starting a position as a CRNA at OU Medical Husband works in occupational health and safety south of OKC Selling their current home and plan to purchase in Oklahoma after relocating Looking for a furnished rental from 7/15/26 through 12/1/26 (4.5 months) Have references from prior Furnished Finder stays The challenge: They have 3 BIG dogs: Golden Retriever (60 lbs) Lab/Husky Mix (50 lbs) Great Dane (100 lbs) Total dog weight: 210 lbs ouch.. My home is fully furnished with: Cream colored sofas White bedding Fenced backyard Current pet terms: Security deposit to $3,000 due to the size and number of dogs and $750 non-refundable pet fee. On one hand, this looks like the type of tenant we all want: Professional careers Relocating for work Selling a home 4.5-month stay Furnished Finder references On the other hand: Three large dogs Furnished home Light-colored furniture and bedding Additional wear and tear is almost inevitable Would you pursue this tenant? Yes....or stay away? If so, what would your pet fee and security deposit be? Curious how others in the group would structure this one.

7th Month Milestone
A quick milestone update... Our 4th home in Edmond was completed today, and it looks beautiful!! Huge thanks to @Shayler and Dominique McCarthy for doing an incredible job designing and furnishing the home (fourth time), and getting the property ready. Below is the video link. https://vimeo.com/1198173154/719e52006a The tenant is partially moving in tonight, bringing some of their belongings from Houston as they relocate to Oklahoma On 6/15. We secured a 6-month lease before the home was even closed or Completed. The pictures of our other 3 homes made it happen. ***This journey started back in November 2025 when I joined this group. There was definitely a steep learning curve, plenty of mistakes, and a LOT OF WORK behind the scenes, but I'm grateful for everything I've learned from this community and the course. Hey, if Elon can send rockets to space and build cars at the same time, why can’t I place 4 MTRs homes in a market? A quick update on the portfolio: Home #1 – Leased to a Dodgers MLB player. He was injured and never needed to relocate to Oklahoma to play AAA ball, but has continued paying rent on time. Lease runs through July. I offered to cancel the lease with a small payment (so I can lease it during peak season) but he said he might come visit the team one weekend 🤷🏻‍♂️. I think the team payed the rent. Home #2 – Leased on June 1st to an oil executive relocating to Edmond from Colorado, signed a 12-month lease. Did a full background and credit check. I got a $3k deposit and tenant pays all the bills. This home we closed back Nov 2025 and has been fully booked through Airbnb since. Last guest was there 3 months, checked out 5/29 and left a MESS!!. But no damage. @Shayler and Dominique McCarthy were the first responders and were a HUGE help. My local manager was out of town. Home #3 – Completed early May. Leased to a doctor relocating from Philadelphia for one year. Ran background and credit check, also got a large deposit. Move-in 6/15. Before that, we successfully hosted four Airbnb guests without a single issue. This home did really well and it’s my favorite.

Looking to learn more about iMTR
Hi I’m Donna. Looking to learn more about iMTR. I have two properties. One in Fort Myers Florida where I am looking to fill the gap in the Florida low season May to October or longer. Currently MTR rented but first availability will be May 1st 2027. Here is a video walk through. How much could I ask with a iMTR for this property during low season? It’s a 3 bed 2 bath with garage, water view, and all amenities in a country club gated community setting - community pool, pickleball, tennis free exercise classes,all utilities included. Donna, the reality is that nobody here or any where can tell you exactly what your property will rent for. You have to analyze your specific market. Start by watching the Vetted video course…it will guide you to be able to study comparable properties, amenities, location, and who your ideal guest is. I was up last night until 1am looking at my market (weird but it relaxes me lol)…I do it every 30 days or so. I like to keep an eye for new homes being listed and at what prices Market data and AI can help point you in the right direction, but they’re only tools. At the end of the day, pricing is discovered by you and the market. You’ll make your best estimate, test it, monitor lead inquiries, frequency and bookings, then adjust accordingly. In my very short 7 month experience, it takes a few months of tracking demand and guest behavior before you truly understand the pricing sweet spot for a property. The good news is your Fort Myers property has several strong selling points so that’s good.

Got it! Yes overall you can get more BUT more importantly here you’ll learn the difference between lease matchers and insurance placement companies and how to deal with them. It’s also based on supply and market demand. I’ve had low ball offers ($400) below ask and recently one placement company straight up offered $1200 above my ask…which means they are desperate to place the family. It’s up to me to figure out why….if it’s lack of supply or a hard to place family…example 2 adults, 4 kids and 3 pets. That’s top dollar $$$
