In 90 days, I burned $47K. Mailers went out, calls were made, offers were sent, and deals even closed, yet I still barely broke even. That’s when it clicked: I wasn’t running a business, I was guessing. Everything changed once I started tracking 6 KPIs. Newbie needs help
I really want to get into this business. I can't afford the $10,000 courses out there. Is this a good place to learn. Is anyone here making deals yet? I need a mentor.

@Michael Marcello what’s going on Michael, I’m relatively new myself and have done deals in the land space. If you haven’t already done the landman challenge, which is only $300 that’s an awesome place to start Beyond that there’s a tremendous amount of resources in YouTube and Clay also has a podcast called the ground game. That’s very insightful. Believe it or not, there’s probably not much knowledge that you’re missing at this point. It’s probably more of an execution problem. If you’re looking to get started, determine a budget, you can commit to marketing monthly, commit to a marketing channel for the next six months, get a quick rundown of market selection (there’s plenty of resources online for this), and start marketing. The learning is in the doing, there’s plenty of people in the community that’ll help you along once you have some opportunities to look at

How much does road frontage impact overall price? Obviously it increases the ability to subdivide, but assuming you just sold two lots fairly similar and one has 50 ft frontage and another has 350 ft frontage how would you compare market value?
