Not every deal is a deal
You found a property. The numbers look interesting. The broker is hyping it. You're already mentally counting the cash flow. Slow down. Most investors don't lose money in commercial real estate because the market turned on them. They lose because they bought a property that never should have been bought. Three things separate a real deal from the one that's going to eat you alive for the next five years. ✅ It cash flows from day one. Not "if rents go up." Not "after the value-add." From day one. ✅ It's in a market where time is on your side — population growth, jobs moving in, demand pointing the right direction. ✅ It's a piece of dirt you'd be comfortable owning for a decade. Because you can renovate the building, but you can't pick it up and move it. Miss any one of those three and you don't have a deal. You have a problem with a closing date. Hey everyone, glad to be here.
I joined because I’m serious about learning commercial real estate the right way, not just watching content and pretending I’m in the business 😅 Right now I’m trying to sharpen my understanding of deal analysis, seller motivation, and how to tell whether a property actually works from day one instead of just looking good on paper. So I’ve got a question for the room: What’s one lesson you wish you learned earlier before chasing your first commercial deal? Could be underwriting, LOIs, negotiating with sellers, financing, choosing a market, anything. I’m here to learn, connect, and eventually do real deals, so I’d love to hear what you’d tell a newer investor who wants to avoid wasting a year on the wrong things.

@Barry Brown Thank you, That’s actually encouraging to hear because deal structure is one of the areas I’m realizing is just as important as finding the deal itself. I’m starting to see that the purchase price is only one piece of the puzzle, terms, financing, seller motivation, and how the deal is put together can completely change whether it works or not. What was the biggest “aha” moment that made deal structuring finally click for you?
