He Spent Months Trying to Figure It Out Alone. Then He Got Clarity — and Closed in 5 Months.

Too dependent on one unit size?
How much value do you give to Unit Mix? I'm looking at a facility that is 95% a particular size. Competitors do not have this same size. Occupancy for this size is 88%. There are only a couple of handfuls of other sizes and half of them are rented out. Should there be any concerns of being too dependent on that one size making up the unit mix?

@Tommy Xaysongkham Its worth considering, especially if you call all the competition for your market analysis and get info on that unit type and the competition has plenty of units to rent. the 88% if a positive sign.... I have a facility with 75% 10x20's and it operates just fine....but I am adding more smaller units to improve the unit mix. You may also be able to convert some of those (if they are larger) into smaller units as well

Opens up what you can store in there at that size - both, cars, etc. or market as small contractor storage garages. Glad you liked the session- it was fun
