This is interesting from Greybrook and seems similar to crowdfunding investment opportunities in the US. Since it's a condo, my question would be: how many units would need to sell in order for the crowdfunding investors to see a return?

Upzoning a single-family to a duplex/triplex/fourplex
We spoke about upzoning in today's call. Has anyone added ADU's to their properties? Curious what the process was like. How long did it take to get an approval in your city? In Toronto, you can now add up to 4 units plus a laneway/garden suite on most residential lots. But I'm not experienced with the application process and practically getting this done through the city. If anyone has experience in their cities, kindly share your story.

@Daniel Foch thanks, really good points. I can imagine in 2015-2017 it must have been tougher on approvals process. Maybe it's better now? Hopefully the new legislation is making it easier for upzoning

Hello Team 2! This will be our official thread for continuing our "Pick a Market" discussion. Not all members are accustomed to using WhatsApp, and moving all teams onto there will help everyone learn from each other as we "build out in the open" rather than in a closed thread. With that being said, we need to officially decide whether we want to pursue Sudbury or St Thomas as our official market? We could have the group split and try to create a more compelling case for one or the other until we have enough research together to make a more straightforward case for one or the other? Let me know what you want to do, OR if you're happy just to cast your vote and pick a direction to run with for this little practice exercise, enter it in the poll below! Some of these PRIZM profiles are pretty funny and interesting. For the address in Sudbury, PRIZM demographic "Just Getting By". Tenant vetting would be critical for this neighbourhood in my opinion.

I'm good with focusing on this deal at 184 Albinson St, Sudbury. I tried calling the listing agent to get more details about tenant occupancy, rents etc. Will update if he gets back to me. The numbers are good but the main thing I would pay attention to is tenant quality given the data I came across below. Here's some demographic data from Geowarehouse that I think is important. - Avg Neighbourhood household income: $70,303 - Avg City household income: $113,124 So this neighbourhood is below the city average in terms of incomes. Not necessarily a bad thing when it comes to a fourplex property that cash flows. I've attached the full Geo report for reference as well.
