Where do you find your lots?
Hey Group, I am wondering where you guys find your lots? Do you guys buy them off the MLS, cold call, or word-of-mouth,. Etc. what type of neighborhoods or streets are you in? Are they on streets with 1920s homes or are you building in new subdivisions?

@Drew Phebus we get our lots from all the avenues you mentioned above. We buy off the MLS, we do cold call, we do get some by word of mouth. We also send out direct mail. As far as the neighborhoods go, I would say that we buy in C / D-type neighborhoods. I find it very hard to find infill lots in the A and B neighborhoods. Once you get a little bigger and start doing small subdivisions, then you can work your way into B-type neighborhoods. But every market is different, so you just have to find out what works in the market you want to operate in.

We're getting ready to refinance this deal. Lender is getting their $250K plus interest (no monthly payments). We're borrowing $300K (cash received at closing $50K minus closing costs). Cost to build was around $260K. Cost of the land was around $40K. Equity capture is high five-figures, close to six-figures. Build 2 Rent, Juan-

@Juan Cristales Congrats on getting another one wrapped up. It's a good feeling getting one finished and having it added to your portfolio for no out of pocket cost, just your time and energy. These start adding up after awhile.

Another thing to remember is that as the real estate market slows down, people that are used to loaning to builders will have less places for that money to go, so they might be more willing to lend to you. We are noticing a shift in lenders, subcontractors, and wholesalers. We have quite a few wholesalers trying to give us properties now, more than ever.
