@Juan Cristales I like these remodel videos. You said that you get plans developed for the remodel after the demo. How do you get that done and what does that cost? I've never tried to get plans done of an existing house. Also, what is your ballpark square foot cost for renovating a house like this? I've never done house remodels, but as I try to find more duplex lots, several of the deals come through that already have existing houses, and I'd like to explore this option.

@Juan Cristales nice video. It's good to see things are going good for you. I feel your pains about making mistakes as you grow. The faster we grow, the more run into little problems that need to be solved. I guess it's all part of the process.

@Drew Phebus we get our lots from all the avenues you mentioned above. We buy off the MLS, we do cold call, we do get some by word of mouth. We also send out direct mail. As far as the neighborhoods go, I would say that we buy in C / D-type neighborhoods. I find it very hard to find infill lots in the A and B neighborhoods. Once you get a little bigger and start doing small subdivisions, then you can work your way into B-type neighborhoods. But every market is different, so you just have to find out what works in the market you want to operate in.
