@Bernard Property Acquisitions Most definitely. I'm grateful for my mentor on my first wholesale deal because I'd thought the buyer was supposed to take care of the "hidden costs". When I went back to her with the deal was when I'd learned that was not always the case. We still got the deal done but I had to go back with a change in numbers. Good think it was just a little of $1,000. Not something that would kill the deal.

Back at it again....on the phone today making calls. I managed to get 100 dials in. Out of those 100, I talked to 4 sellers; 3 not interested and 1 asked me to call back next week as he may have a few acres of land to sell. I've added a task to all 4 to follow up next week on the acreage and next month for the other 3:) I'm off now to stalk a few FB groups in hopes to dispo a short sale out in Augusta, GA and this will wrap up my day. Happy Saturday folks.

I have an appointment for next week
Hi all, I just wanted to share that last week I went RD4D and had a called last Friday. The lead seems difficult to deal with but I’m going to walk the property next week and then put an offer. I have a number in mind but he said he rejected offers in the past because they were low. Any tip and recommendations on how to deal with this? Also, you guys also schedule showings with potential buyers? Thanks!

@Celso Rodriguez It'll be difficult to structure a deal without knowing the target. So, something like "Hey Celso, I don't want to waste your time or mine but if you had to put a number on it, what would that be?" Or "What would be the least amount you'd take to get rid of the property, just so that I'm not wasting your time". Something along these lines but bottom line, you need to know a number so that you're not wasting your time. If he gives a ridiculous number, then start discussing the condition of the property. This is why discussing the condition of the property is important up front. When you know the roof is older and needing replacing soon, the systems are old, updates are needed, then knowing a ballpark to fix these and update the property will make a difference here. So, he throws a high number out, you can say "Well a new roof will cost roughly X, updating the bathrooms, kitchen, flooring, etc will be roughly X. I will need to come by with my contractor to take a look and see how close these numbers are, but can't justify paying you (the number he said) but can see (your number) based on the work needed. Hope this helps. You can alter this if virtual and say that you'll have your partner come out and take pics so that you can solidify.

Question for my Chicago people! Why is there so much β€œhuman waste” everywhere 😭 city is so pretty but Jesus they need to clean these street up
