Working a deal
Hello all, I am new to the self storage world and looking at a property. Just thinking about putting in an offer has my emotions riding a roller coaster. Looking forward to touring the facility this week.

@Richard CouchSkool makes sense - curious, in your underwriting, did you model in cash flow and value improvement through rate management, TPP, and fee income over 5 years to see how that impacts the revenue, cash flow, and NOI? Also, when value self storage -the rent on a home in the facility is not to be included in the storage underwriting. Instead, we value the home based on sales comps in the area and add that value to the value of the storage in our underwriting at 70% of the value. The rent from a home should never be calculated in the cash flow of the property for the purposes of NOI calculations. Let me know your thoughts

I understand remote ownership can work in self-storage — do you think that’s a good idea for a first-time owner?

100% yes....and I can only say this because of experience. I live in Denver, and my first deal was in West Fargo, ND (1,000 miles away). Truth be told, I hired a mentor to teach me storage so my confidence, and clarity on a remote management model was high...and I pulled the trigger. The challenge with trying to stay local is that you are locked by the number of facilities you could buy in the given area (1-3 hour drive). Having a widen lens allows you to look at A LOT more deals....and having the remote management playbook will give you the confidence. .....however, if you could buy a facility near you, you should do that 100% as long as it works, generates cash, and has awesome upside.
