I have a property that I think is a strong deal, and I’m considering offering the seller a double-close option to get closer to their asking price. Ideally, I’d like to move quickly, but I don’t have an end buyer lined up yet. For those of you who have done double closes in this situation, how are you typically finding the end buyer during the closing window? Are you: - Marketing directly to builders/investors? - Working with agents to find a retail buyer? - Using an existing investor/buyer list? - Partnering with other land investors who already have buyers? - Using another strategy that’s worked well? I’d also be curious if anyone in this community actively buys land or would be open to partnering on a deal like this. I’d be happy to share the property details, comps, and numbers privately. Mainly trying to understand the best way to structure the exit before committing to a double close without a buyer already in place. Appreciate any insight from those who have done this successfully.
