@Melina Fuenmayor can you post more about confusion over witnesses? I have to turn down a lot of assignments due to the request for witnesses but if recorded in Maryland the deed does not require it and the WH-AR can be signed by the notary. I showed up to one last week where the seller was supposed to provide the witness but no one told him and then we didn’t need one anyway. It wasn’t a confidence inspiring start.

I had a question the other day relating to this post so it caught my attention. What say you on this matter? In my situation the name on the ID and docs were the same so I let him sign as he had on his ID despite the lack of middle name reflecting in the signature itself.i should say my docs were accepted but i did have to think it through.

@Melina Fuenmayor thank you. I’m glad to hear that common sense does prevail here. I had to sign my name with middle initial when I bought my house. It was so hard to sign properly consistently with the sudden change. It’s my normal signature now so that I don’t have to change it again.

I just opened for business April 6th. 5 appointments so far. POA, Heloc, 2 Sellers Packages and trailing docs. Each one was an experience. I thought my first assignment went well but was surprised to get an email asking me to fill in my commission expiration date, it was in my stamp and the Maryland handbook clearly says one or the other. Needless to say, I write it in anyway now. The second surprise was when they received the docs and asked why I printed it on both sides. That’s easy, you told me to. Apparently they are rewriting the instructions that say to print in duplex. The sellers packages made me question my life choices. 10mins to decide if you want your funds by FedEx or wire transfer. My goal this month is to learn how to keep solid control of the signing table. I’m also anxious to get a mobile scanner. I have had to turn down a lot of assignments because I have to stay within 30mins of home to do scan backs.
