Never thought I'd wish I were back in the Colorado mountains. It's pretty nice back there considering Houston!
Driveways Completed!!!
Man... what a show it can be sometimes with the city. All for good reason so we have to figure a way to work through it. What's next? - Some grading will be needed (see piles of dirt hanging around some places): Monday - Sod delivery: (scheduled for Monday afternoon) - Sod installation: (scheduled for Tuesday morning) I only go about 10' AWAY from the house... otherwise, sod can get REAL expensive quickly. We're at around $175/pallet. A pallet covers around 400-450 sqft. - Exterior paint: You have to power wash the house first (scheduled for Wed morning - which helps water the grass) plus some additional caulking. Actual paint will go on Thursday - Interior clean-up: Any time this coming week... it's time to get it finalized. Who has additional updates on their projects? B2R, Juan-

Here's latest project. Not as sexy as a concrete driveway, but we had to raise a retaining wall to satisfy building code.

Financing new builds
So I'm curious if any of you investors had issues with a local bank financing your first build? Even with 25% down were you able to get financing pretty easily? My worry is banks will be scared to finance something like this for a first time builder. Am I overthinking it or can someone give me some advice on what to say and what not to say.

I'm in the last days of securing a cash out, but it wasn't until my 5th local bank that I talked to. I encourage you to just start talking with loan officers. They all have their individual loan packages and can advise you what's best. The first 4 didn't work out for me, but by the 5th, we were rolling.
