Rock Your Own Merch (Member Perk)
For premium members there's a perk that truthfully, not too many people use. That's likely my fault as I don't talk about it a lot. This is that we host a online store where we create your own little merch shop with shirts, towels, tickers, mugs, etc so that you can (and should) wear your own brand opposed to anyone else's. So this is what we are going to talk about tomorrow at the Tuesday noon eastern Zoom meeting. Not only are we going to talk about it but we are going to create some shops live. If you're a Premium member and would like your shop to be created just make sure that you either email me a high quality version of your logo beforehand OR have it ready then. From there we will make your shop! Whoop. Members, the zoom link will be in your emails and FB messenger. Oh and attached is one of my shirts. I have a few on there

Why Farming w/Postcards often suck
Real estate farming with postcards and mailers is the most common form of marketing that we see newer Realtors do. But why? 1. They have seen them mailed to their house 2. It’s more comfortable than cold calling 3. It’s easy to do. The thing is that we very often see new agents send one or maybe up to three postcards and stop and…but why? Bc it’s expensive and their expectations were too high while their sample size was too low for such a large sale. People want instant results and they want less resistance at the same time. Mailers have this potential but unless you have a long term goal regardless of the immediate and not so immediate results than chances are you will quit this tactic. It takes the linear human to first, even know that you exist to: Knowing your name or part of it to Knowing you’re a realtor to Trusting that you MAY be good at it to Knowing that your a viable option to: Knowing you’re the best game in town This mental process takes time and agents don’t like to wait or have the money for physical mailers to let this play out and oh, their offer often sucks too. This is why I’m huge on the Dream 300 / Bread and Butter methods. You know, moving the linear nature of the brain listed above up years while spending a truckload less. It works, it’s scalable, it’s rewarding.

Oh man!
Just potentially lost a listing to a seller who was stuck on “not paying a buyers commission”. Used everything in the book to explain it to them correctly and at the end of it they were only wanting to pay me 2% 😵‍💫 Few good points that may help in future listing appointments. 1. The seller is paying us an allotted commission (anywhere between 5-7% but is negotiable) which we then use to incentivize buyers to show the listing and represent their client well. Essentially, that 2-2.5% to the buyers agent is marketing dollar. By cutting that, we are effectively reducing our marketing efforts by THOUSANDS! How much are we losing on holding costs and unserious buyers by not incentivizing buyers agents to show it? 2. They wanted to only have an open house & sign and said buyers would come from that. How many people driving down NE Whatever Road at 10am on a random Saturday are looking to buy a house that EXACT size at that EXACT price? I can safely assume not many. 3. If you want to net the most money at closing you will go with the realtor that fights just as hard for their commission and value as they would getting you top dollar on your sale. A 2% agent (which is what agents are saying now to get a listing and aren’t disclosing buyers commission) will lie to you to get a sale all while having their own interest in mind and HOPE that a buyer desperate enough comes by. At the end of the day I probably didn’t want to work with this individual anyways but missing out on a listing never feels good. The media really has painted the NAR settlement in a negative light. What’re you best objection handling techniques/conversations you’ve had with sellers on this?

Funny, I actually posted about a new park in one of our suburbs which will have pickle ball court today lol. But truthfully, I’m too lazy to make it a real so I just posted it in my story. I know I know I need to get better at that.
