Rookie Mistake or Hidden Opportunity?
We recently found a property we were excited about as our first STR. We had big plans for the design and amenities to turn it into a premier family destination. For context, I do have an established interior design business, so I’m confident we can deliver a top-notch experience in terms of design and amenities. Then we ran the numbers. We used STRIQ, filled out our buy box, and analyzed the property—and it came back with a 0.0/10 with high confidence. Now we’re second-guessing everything. Maybe it’s excitement, maybe it’s optimism, but we keep telling ourselves the comps aren’t great comparisons since none of them offer the level of design and amenities we’re planning. At the same time, we’re very aware that we’re rookies—and we don’t want to strike out on our first deal. So I’d love some perspective from those with more experience: - Are there ever exceptions where you override the data? - Do strong design and amenities ever meaningfully outperform weak comps? - Or is the rule simple: if it doesn’t meet conservative minimums, you walk away—no matter how much potential you see? Appreciate any candid advice.

If it was me I wouldn’t be taking too many chances on the first deal, so I’d be following that simple rule at the end there. That said some people go all in and do very well (but as many don’t)

@Rainie Graham I would yeah, but that’s just me, others may do it different. If it’s already green and you can still add the other pieces then you have a higher chance of success in my mind

Anyone used any great photographers in Texas, probably San Antonio/Austin based? Would be for one 2000sqft Hill country vibe house in Brenham (firepit, pool, hottub, game room) and 2 condos in Gruene (3 bed, shared pool, 1600 sqft). Thanks

Looks like a great house and location, but how confident are you and why, on such high revenues? That’s a pretty high ADR and occupancy to hit $225-250k right?

Yeah love it thanks, great data and info! This isn’t the right house for me but I’m interested in that area and St Augustine so if you see anything else please let me know (probably aiming for 2nd half of the year to get serious). We are going to St Augustine this week to take a look around and see if we like it (so might change my mind but hopefully not ha). Cheers
