🎯 3 Types of Sellers Who Say YES Faster in December
December isn’t slow.. it’s selective. The key is knowing who is most motivated. 1️⃣ Tired Landlords Fed up with repairs, voids, regulations, and rising costs. By December, many just want out and a fresh start in January. ➡️ Lead with relief, not price. 2️⃣ Sellers Under Year-End Financial Pressure Mortgage hikes, tax bills, cashflow issues. They value speed and certainty more than squeezing the last pound. ➡️ Fast solutions win here. 3️⃣ Sellers Relocating Before January New jobs, moves, life changes. The property becomes a problem, not an asset. ➡️ Simplicity beats negotiation battles. Key Lesson: Motivation beats market conditions.December rewards investors who target the right sellers. Which seller type do you think is easiest to negotiate with 1, 2, or 3? 👇

Acadamy Session with Phil Alder
Just attended a great session at the academy with my mentorship group.# Philip Alder was great in breaking down and making each step clear on how to spot and work towards my goals. I learned how to stay focused and make the journey more rewarding by celebrating each step and staying true to my values. Looking forward to the next session !
SA and Deal sourcing
Evening all, I’m getting ready for the Deal Sourcing Bootcamp in July with Jamie York and have been going through the modules. I’m really enjoying them so far – they’re well laid out, detailed, and easy to follow. Before I jump into Module 3, I’ve got a couple of questions I’d love to get some clarity on. I’d really appreciate your help! Just for context ,I have a registered limited company with SIC codes 55209 and 68209, primarily for serviced accommodation. However, I am interested in pursuing deal sourcing parallel to my SA strategy. Am I allowed to add SIC code 68100 to my limited company? Also , do I need to purchase a separate set of insurances, redress scheme memberships, and ICO registration for deal packaging, or can I use the ones I already have for my serviced accommodation business? Thank you, Bel
