Do you guys use a spreadsheet for all your buyers?

Yes, Google Sheets. I have it automated with Zapier so as my leads come in through the website, it's automatically added to the Google Sheet. Once I get the information, I'll push out the emails/text message to continue to nurture those leads and build relationships.
Effective Lead Generation Strategy
What methods or tools are you currently using to find leads? What strategy do you like the most? If you had to do it again what's the most important tip you would give yourself as a newbie?

Finding Buyers
So from negotiating I realized I have no problem negotiating but finding cash buyers honestly is a bit of a struggle. I come across alot of people who want to daisy chain and pose as a buyer which I can sniff out through right questions. Anyone have any tips or suggestions. In the Georgia area honestly feel like should be easier I might be overthinking.

@Shameer Lorde Where at in GA? Let’s connect. I sympathize, Brother and I’ve been doing this for a minute. It’s hard to know whose who. Like “wolves in sheeps clothing.” I respect everyone to hustle, however, I think transparency is key. This is part of the reason why regulation of spreading across the US for wholesaling. Not enough transparency and everyone is out to get a piece. I only JV with folks who are either Direct to Buyer OR Direct to Seller. Otherwise, you may be heading towards the daisychain. My focus is on my acquisition and making sure I’m Direct to Seller. Why? Because you have control over the deal. Once your “Direct to Seller”, build that rapport and nurture those leads until they’re ready to sell, you’re in great shape. Because one thing I’ve learned about Cash Buyers is if you have a great deal, you won’t have to worry about cash buyers. So my suggestion is take a look at the folks that you reached out to, some of those warm leads/follow-up leads and work ‘em. “The fortune is in the follow-up.”

Trello CRM!!!
Hey guys, I know that some of you posted a little while back asking about CRMs, I just signed up with Trello. It has a free version as well as paid plans, but even the paid plans range from $5.00 per month to $17.50 (Very reasonable). It's very simple and it is customizable. I think that it's an excellent tool for those of us that are one man or one woman shows. However, I will post a link to a YouTube tutorial that I found. Best ways to keep in touch with connections?
Hi! I am attending my first real estate investors expo tomorrow with the intention of connecting with potential buyers & just people in the industry in general. What have you found to be the best method to keep in touch with the connections you make at these events? If none of the options listed, can you add a comment and let me know what worked best for you?

@Alena Badon All the above. Everyone is different and not a once size fits all which I'm sure you know. I have an Investor in H-town, I'd be happy to connect you with if you're interested. But regardless of your mode of communication for networking, as long as you keep it genuine,mai ntain follow-through and nurture those leads; you'll be just fine. Good luck!
