Curious…How many people watch the call recordings?
The call recordings take time to prepare. Not many people are watching them, so I am considering cutting them. For example, last week’s video only has 20 views. Who is actually watching the calls and are they helpful?

That's the only way I watch as the live timing doesn't work for me.
When an on-market deal becomes an “off-market” deal.
This one changed our business in less than 24 hours. The property was on the market and I inquired, but couldn't afford it, so we walked away (timing is everything). Yesterday, the seller called me. He told me what he actually wanted: he wants to keep the dirt. Perfect. So instead of forcing a purchase, we changed the structure. He keeps the land. We get a 30-year lease with two 5-year options. We take over his operating business. We develop the site. We run the business. We pay fair-market rent. That’s it. All agreed in principle. Now we’re hashing out the details as part of due diligence. And with one conversation, we just about doubled our total acreage under control and dramatically increased our revenue. That’s the lesson. Control does not mean I have to own it. Sometimes the best acquisition is not buying the real estate. It is controlling the operating rights, the customers, the revenue, the development rights, and the future economics. Be open. Listen to what the seller actually wants. Then structure the deal around that. Because sometimes an “on-market” property becomes an off-market operating deal the second you stop insisting on buying the dirt.

I'm in the PNW and the reality is that there has been almost if not zero product coming to market in the area that is sub $3M. The one that was on market last summer was trading sub 5 CAP.
MHPs vs Small Bay
I see a number of you have invested in Mobile Home Parks and are moving into small bay flex. Could you share why you're moving away from MHPs and prefer industrial? Both are supply constrained.

@Will Skillman I was thinking the same until today. I am just getting back from driving around DFW and saw quite a lot of small bay coming to market - both in the north and south corridors. The construction and product coming to market is staggering. Here is one example of an absolutely massive business park coming online. Most of it was sitting empty: https://maps.app.goo.gl/krAG1y4h596HCGw87?g_st=ac https://rdsrealestate.com/directory-properties/listing/6741-fm-157/ The older product in the growth corridors is taking the old dirty automotive tenants that have piles of cars parked around the units. It's not much different than storage - where land is cheap and the demand drivers are there, it will get overbuilt. It appears to be happening fast too.
