What actually got you your first deal?
What specifically helped you close your first deal? Was it cold calling a certain list? Driving for dollars? A script that finally worked? Everyone says “take action,” but what kind of action actually moved the needle for you?

5 years is a long time
Just thought I'd share this. I was just talking to one of my top buyers and just having a conversation about where our businesses are at. He just had the best stretch of his career where he bought 100 houses in just 2 months. Prior to this year his career high was just over 300 flips in 1 year. He is on pace to shatter that. I told him how crazy it is, because success to me as a one man band is just cranking out 4 or 5 high profit margin deals per month and he's over here doing 30-50. He then proceeded to tell me that 5 years ago, he was basically bankrupt and was taking out loans to pay loans, under a lot of financial pressure. Think about that. From being financially against the wall to doing 100 deals in 2 months just 5 years later. Goes back to the mantra of "you overestimate what you can do in 1 year, and underestimate what you can do in 5 years." True story. I thought about it, and 5 years ago I wasn't even in real estate yet. I was laid off from my job on unemployment because of COVID and trying to find a way to become financially free. Just keep going. The sky is the limit. We often take for granted how much time we have ahead of us, no matter where we start or when we start.

Title Companies.
I called the local title and escrow company in the county and they "are not allowed" to do assignment of contracts per the under writer. Thats fine, its their choice, but my question is, if i cant find a local title company can i venture out of the county? Does it just take longer to pull title? extra fees etc... thanks for any info given!

Might be worth calling around or checking investor Facebook groups for leads.
