Looking for Closers Nationwide
Yo! I'm doing nation-wide marketing in metro areas with significant population (usually over 250,000). I personally would rather JV with local operators than hire a dispo manager who doesn't know the local markets. If you're in a major metro anywhere in the US and are closing at least 2, ideally 4+ deals per month, let me know. I'll exclusively partner with you on all of my deals in that market and will funnel you all my leads in a shared spreadsheet or something so you can let me know what your buyers would pay. I need folks that are really closing, though. I need to move quick on these and need reliability and local expertise with strong & proven buyers. Thanks!

5 years is a long time
Just thought I'd share this. I was just talking to one of my top buyers and just having a conversation about where our businesses are at. He just had the best stretch of his career where he bought 100 houses in just 2 months. Prior to this year his career high was just over 300 flips in 1 year. He is on pace to shatter that. I told him how crazy it is, because success to me as a one man band is just cranking out 4 or 5 high profit margin deals per month and he's over here doing 30-50. He then proceeded to tell me that 5 years ago, he was basically bankrupt and was taking out loans to pay loans, under a lot of financial pressure. Think about that. From being financially against the wall to doing 100 deals in 2 months just 5 years later. Goes back to the mantra of "you overestimate what you can do in 1 year, and underestimate what you can do in 5 years." True story. I thought about it, and 5 years ago I wasn't even in real estate yet. I was laid off from my job on unemployment because of COVID and trying to find a way to become financially free. Just keep going. The sky is the limit. We often take for granted how much time we have ahead of us, no matter where we start or when we start.

@Jeff Bauer Same here, man. I agree, I'd rather run a small operation in terms of personnel. Right now, I trimmed everything and it is literally just my wife and I and I love it. Will probably hire a VA soon here to do admin tasks and maybe train them on TC work but that's about it. And I feel like I can handle more workload too. I love the small team vibe. Going large is not for the faint of heart in terms of team size. A lot of those guys running big teams are overloaded. I think your approach and mindset is the best way to do it!

Haha, why so? Their data is pretty good for pulling lists. For skip tracing, not so much.
New Title company I’m working with says JV’s are illegal and is pushing for double close instead?
Stated each person who has equitable interest in a property has to submit EMD or it’s illegal to transact, and so they will allow me to double close but will not allow me to bring in my buyer for a JV? Fundamentally I understood what they were saying and obviously I can’t force them,but people have been doing JV’s for years, I’ve done a few, never heard of this. Insight?

@Michael Arhin Never heard of that. Super weird. I might recommend using a different title company if that's possible. A bad title company can kill your deal.

@Michael Arhin interesting! I haven't personally experienced that. Yeah I would personally make some calls to some other reputable investor friendly title companies in the area and see if one will do it. Some states have weird laws though so who knows.
