ACTION REQUIRED - Where are you at in your process now?
Deals are starting to surface as the renewal wall approaches + kids are heading back to school and the best weather is almost behind us...it can only mean one thing. It's time for this group to get really serious about getting results and building portfolios so that we don't all have to work forever (unless we want to)! With that being said, we are building out a "Client Sucess Pathway" that we will be looking to move all students/ group members through going forward to make sure that we can help as many of you in here actually reach your goals. In order for us to do that, we need an audit of where everyone is currently at in their journey. In our current view, the client success journey is roughly broken down into these 6 key checkpoints: - Onboarding - Thesis Creation - Deal Analysis/ Thesis Validation - Power Team Buildout - Finding Deals/ Submitting Offers at Ideal Price to Create Deals - Executing/ Stabilizing Post Offer Acceptance IN ORDER TO TAKE PART IN OUR BACK END TRACKING AND ACCOUNTABILITY PROCESSES GOING FORWARD: ** Comment on this post with where you are at in this process since joining, and the biggest thing you are still feeling stuck with. ** We are building associated checklists out for ourselves internally for each of these major checkpoints in order to systematize our ability to help you move through your constraints. As a final note, the last year has presented one of the most difficult time to find deals, as affordability is still at all time lows based on the current combination of prices and interest rates, but things are going to shift quickly over the next year as the chance of unemployment and debt defaults rising is growing more probable and ever near. The last couple of years have been the hangover from 2020-2022's mania, and we still have not fully reset to break through to the other side. Be patient, but be vigilant and be ready to make your move. I leave you with the metaphor of the Moso Bamboo's growth. While showing very little to no growth above the ground in the first several years after being planted, this plant is famous for being able to shoot up and grown as much as 3' in a single day at full diameter in its peak growth phase, because it has spent the prior 3+ years focussing its energy on growing a robust root system.

Finding deals
Potential Deal
Hi everyone, I'm interest in buying this property. I looked at it yesterday. It seems alright, mostly just cosmetic things that could be done to make it look nicer. The one thing I would like to do if I buy is install range hoods above the ovens. Let me know your thoughts. @Mitch Cleary It is listed as 2 three bedrooms but one the bedrooms in the upstairs unit is more like a living room so my agent thought it would be better to rent it that way because if it was three beds then there wouldn't be any living space other than the kitchen. The rents are based off of what agent thought. She also is a property manager. I am a first time home buyer so that is why I have the land transfer tax at 175 and 5% down. I know its against the rules of a first time home buyer to not occupy it myself but what the rules say is "you must INTEND to occupy the qualifying home as your principal place of residence within one year after buying or building it."

@Daniel Foch Thanks for the input, I appreciate it! For the electricity there is two meters in the basement. I will most likely pass on this deal. I definitely don't want to be in a super rough part of town. thanks

Hello Team 2! This will be our official thread for continuing our "Pick a Market" discussion. Not all members are accustomed to using WhatsApp, and moving all teams onto there will help everyone learn from each other as we "build out in the open" rather than in a closed thread. With that being said, we need to officially decide whether we want to pursue Sudbury or St Thomas as our official market? We could have the group split and try to create a more compelling case for one or the other until we have enough research together to make a more straightforward case for one or the other? 1. Medium - high 2. Mid income, mid age - older. I plan on using a property management company. 3. Semi-passive 4. Small cities, lots of industry/trades, hospitals, colleges/universities. I’m looking at Sudbury. 5. Asset quality- 5-8/10 looking for a property with good bones that has some room to update/minor upgrades to add value. For my first property I want something pretty turn key.
