It was an REO which are pains in the ass but still pushed through. We went through different exit strategies and decided flipping the contract was the best one. 🔥 WIN ALERT! 🔥 Just locked up a great deal! 💰 This seller was highly motivated to sell due to bad experiences with tenants and the challenges of managing a property while living out of state. She had previously accepted lower offers, but financing issues caused them to fall through. After briefly considering keeping the property, she ultimately decided against it due to ongoing management difficulties. The property was listed on the MLS for $360K, and multiple investors had made offers, but no deals were finalized. I negotiated directly with the agent and initially offered $270K. The seller countered, and after following up twice, we locked it up at $280K! 🔥 Persistence pays off! Another great deal secured. On to the next! 🚀💪
