I’m analyzing a deal at 16647 Water Oak Dr, Channelview, TX 77530 — it’s a 4 bed / 2 bath, 3,268 sqft single-family home, built in 1980 on a 7,200 sqft lot.

I’ve attached the current photos below 👇 — as you can see, the property needs major updates: drywall, flooring, kitchen, bathrooms, electrical, HVAC, and roof work.

I’d love to get feedback from any local flippers, contractors, or investors who’ve done rehabs in the Houston / Channelview area:
