Lately I've been in analysis paralysis and really I just need my but kicked and get focused. However today I had a lead from my local market from my wife who knows this lady who wants to sell her home. Ive been trying to set this up for a week so it was time to meet this lady. The lady wanted $200k but her house wasn't worth that as is.
ARV is about $183k
Repairs approx: 30,000
Zillow was showing it at $100k
I figured I could help her see her house wasn't even close to her asking price by showing her local houses selling for less while being renovated. On top of that Zillow was pricing it $100k below her asking price. So I lowballed her at $85k. In the end she wasn't motivated enough despite wanting to move.
So here's the kicker...... I had to talk to her without knowing her language. She spoke Spanish and I don't. Luckily my wife speaks Spanish and was able to translate all of this to her despite not knowing anything about wholesaling. Props to my wife! In the end it was my first attempt and I needed to get my feet wet and I did even with a language barrier. I will tell anyone that if your afraid of talking with people (like me) then just do it and just do your best. IF YOU FAIL SO WHAT! Just keep doing it and eventually you will get used to it and succeed. Do something, you will be glad you did even if you fail.
