I have a big problem - I have a buyer and a really good buyer

He wants Large parcels minimum 100 acres, county maintained road access, utilities are not a deal breaker but he wants ugly cheap as cheap as possible and will not go above $1500 per acre and needs to be off market. I am not set up to do off market hunting - so If anyone runs across something that fits this I will do a JV with you

He will close asap within 30 days or less if the numbers work and will do nationwide but doesn't like west texas so much because it's already a cheap market and isn't easy to subdivide

No wetland

no flood zones

100 acres or more nationwide as cheap as possible
