I was recently contacted by someone on LinkedIn who claims to have a beachfront property in Mexico listed at around $10 million. He asked me to help bring a buyer or investor for the property and mentioned that if the deal closes, he would pay me a 3% commission (approximately $300k–$350k).
Since I’m new, I want to make sure I’m doing things the right and safe way. I currently don’t know:
- How to properly verify the seller and the property
- How to secure my commission so it’s guaranteed if the deal closes
- Whether it’s even appropriate for a beginner to work on a deal of this size
I would really appreciate advice on:
- What documents or agreements I should have in place
- How commissions are typically protected in international deals
- Any red flags I should watch out for
