- Sweet spot: Purchase around $200K with max $50K in repairs
- Acceptable range: $100K–$400K (price before renovation)
- No major exterior/structural repairs
- We can repairs/ updates (kitchen, baths, rooms) are OK
- Preferred areas: Cypress / Tomball / Spring
- Neighborhoods only — no isolated areas, no old wood-frame construction
