Can a seller back out of a contract?

I know in my contract, the seller cannot not back out. The contract is binding. I just had a lead that wanted to sell me their house, but another investor swooped in yesterday and talked them into signing a contract with them . This lady is so upset she started crying. I think she’s stuck, but I thought I would ask if there’s any way she could get out of the contract without facing repercussions.
