I just had an epiphany, wholesaling isn’t just about buying distressed properties and calculating ARV. Once the leads start coming in, you’ll run into sellers with move-in-ready homes, subject-to deals with existing loans, and even land opportunities. That’s been my case.
The reason I bring this up is because that, in itself, is a whole new lesson we’ll need to learn and structure properly (and yes I know the lessons are there). I kind of just wanted distress properties that’s all lol. I guess it’s just another layer of opportunity pushing us to grow.
