Most people think wholesalers get paid for “finding deals.”
Wrong.
Wholesalers get paid for controlling problems:
• The seller’s timeline
• The seller’s certainty
• The seller’s emotional pain
• The deal’s information
• The buyer’s access
The contract is just a receipt.
Retail buyers compete on price.
Wholesalers compete on speed, simplicity, and certainty.
That’s why:
– The prettiest houses rarely wholesale
– The best deals never hit Zillow
– And the best wholesalers spend more time marketing than negotiating
Here’s the real hierarchy in this business:
1️⃣ Whoever controls the lead controls the deal
2️⃣ Whoever controls the deal controls the buyers
3️⃣ Whoever controls the buyers controls the spread
If you’re chasing buyers, you’re already late.
If you’re arguing over ARV, you missed the point.
If you’re relying on “good luck,” you don’t have a business.
Real wholesalers build systems that find people who need to sell—not want to.
Everything else is noise.
