Is it harder to wholesale luxury properties compared to regular deals, or is it more about having the right buyer list?

-What is the best and easiest way at locating buyers? -What questions do I ask to ensure they aren’t another daisy chaining wholesaler? -What type of rapport or contract can I have to protect myself from getting backdoored and our deals taken from us? I’ve been at this for almost 2 years and still haven’t closed our first deal. I’m in need of a deal very soon or I could be in foreclosure myself. We are able to get actual deals under contract, we’ve been snaked by trusting others to Dispo our deals and be JV partners, unfortunately our experience from trusting others to act as I would hasn’t been the greatest reward, yet. I believe God has led us to this group and we look to share our knowledge and experience in the form of wisdom. Thank You for being a true leader and God fearing team. I sincerely appreciate the free help. I look to pay you back in anyway possible if you’ll allow me too when we get back on our feet.

Does anyone know where I can find an appraiser who’s experienced with older homes. Recently inherited my mother’s home and am looking to get it appraised sometime this year.
